Apartment and condo pricing across the East Valley
Units don’t price like houses. The levers here are the floor you’re on, how mean the stairwell switchbacks are, whether the building forces a freight-elevator reservation, and what the management office demands in paperwork beforehand. Siren Moving Company books apartment and condo work seven days a week from Mesa through Gilbert, Chandler, Tempe and beyond, padding and inventorying every piece exactly as we would in a four-bedroom house. Choose a unit type and floor for an instant ballpark.

The grid: unit size against floor
Below are our set brackets for in-area apartment moves around the East Valley. Read into every cell the truck and crew, the dollies, the runners, the stairwell padding, and the blankets. None of it gets clawed back as a surprise once the job ends.
| Apartment | Ground floor | 2nd-floor walk-up | 3rd-floor walk-up | Elevator bldg |
|---|---|---|---|---|
| Studio | $350 – $470 | $390 – $520 | $450 – $600 | $420 – $560 |
| 1 Bedroom | $520 – $700 | $570 – $760 | $650 – $880 | $610 – $830 |
| 2 Bedrooms | $700 – $960 | $760 – $1,070 | $880 – $1,200 | $820 – $1,160 |
| 3 Bedrooms | $960 – $1,360 | $1,070 – $1,520 | $1,200 – $1,720 | $1,160 – $1,660 |
Why the floor moves the number
Stack a unit on the third floor and the price climbs, plainly because the whole load goes up and comes back down on foot — and the pinched landings in an aging ASU-area Tempe building or a converted loft downtown stretch that out further. Swap the stairs for an elevator and you land roughly where a second-floor walk-up sits; we’re still booking the car and laying protection through the corridors as the crew passes.
Extra line items a unit can carry
A rental or condo comes with costs a detached house never sees. None of these are ours to keep, but it helps to budget for them alongside the labor:
- Certificate of Insurance. Managed buildings usually park the crew at the entrance until our COI is on file; we cut it same-day for free. Where the property layers on its own move fee, figure $150–$500 paid to them rather than to Siren.
- Freight-elevator hold. Most East Valley towers and lofts insist the service car be reserved in advance, now and then behind a refundable deposit ($300–$650). We secure the slot; that deposit is yours to settle with the office.
- Long carry from the curb. We never bill a long-carry surcharge, yet when the closest legal parking sits some 75 feet out, the work simply takes longer — and the flat band already absorbs it.
- Reserved street space. Around the tighter blocks by the downtown Mesa and Tempe lofts, a temporary no-parking zone or a city loading permit may apply, roughly $40–$80 daily. Flag it three days out and we’ll pull it.
- Supplies and pack labor. Want boxes? At our cost, no markup — a one-bedroom kit lands near $115. Want us doing the packing? Boxing a one-bedroom opens around $440.
The kinds of East Valley addresses we run weekly
Whatever your building’s quirk, odds are the crew already has its parking, entry, and elevator drill down cold:
- Loft and mill conversions. The redone lofts downtown in Mesa and through the Tempe district — skinny rear staircases, no curb to speak of. Stair runners and jamb guards are standing kit on these.
- Towers near campus. The downtown Tempe high-rises and the ASU-adjacent buildings with their reserved service cars and gated docks. Edge guards and runners ride on every one of these trips.
- Gated garden complexes. Drive-up communities through Gilbert, Chandler, Eastmark, and Dobson Ranch where the truck rolls in at a keypad. Typically the fastest apartment jobs on our board.
- 55-plus and managed properties. Leisure World, Sunland Village, Velda Rose and their peers, where a COI on file and a held elevator are non-negotiable. We arrange both with management ahead of time so move-in day never grinds to a halt.
Apartment-cost questions we field a lot
Do you tack on a charge for each flight?
Never — no per-flight entry shows anywhere on the bill. A higher unit lifts the overall flat band a touch because hauling up and down keeps the crew working longer, but that’s baked into the one price, not broken out on its own.
The building is asking for proof of insurance — then what?
Every job carries $1M in cargo coverage and full crew workers’ comp, so the certificate is routine: free, same-day, straight to your manager or owner. Send us their contact as soon as the date is set.
Old place out and new place in, all on one day?
Routinely. A two-stop, one-day move is bread and butter — the same crew empties the first unit and furnishes the second, with no outside help swapped in. Put both addresses on the form and we’ll sharpen the figure.
And if the new unit isn’t ready?
Our own climate-controlled space here in the East Valley lets that crew warehouse your things for a few days or several weeks, then deliver the moment keys change hands — all under the one quote. Dates uncertain? Call (888) 711-4778.
